1. Curb appeal

2. Minor updates
It’s a great idea to make small updates to improve the overall value and appearance of your home, like replacing a sink, faucet, swap out an old vanity, adding a fresh coat of neutral paint throughout the house, patching minor holes in walls etc.

Do what you can to let the potential buyer see your home in the best light possible. Clean windows. Open draperies and blinds fully. Turn on all lights and fireplaces. Brighten dark wall colours with a beige or off-white colour.
6. Cleaning
Make sure your home looks great both inside and out. Touch up paint outside or power wash the siding and clean windows. Replace or repair marks and damage outside as well as on ceilings, walls, doors, and baseboards. Touch up paint inside as needed. Show the true square footage by removing floor mats, and also give them a good scrubbing and steam clean carpets. Check the colour of your grout and organize belongings in closets and pack or discard unused items.

7. Pricing
Of course, pricing is everything. Your house can look great, but if the price is too high, it’ll have a hard time selling and will sit on the market. But on the other hand, you don’t want to price too low and undersell yourself and get a lot less than you want or should, either. So try your best to find the right listing price.
